No commentsBy Samuel Caballero
Planning on buying a condominium? Before buying a condo unit, its important to first learn of the many information regarding condominiums, its advantages and disadvantages, its pros and cons. Although buying a condo unit is similar to the type of ownership of buying a house, which is compared to renting an apartment, there are still a number of differences in terms of rules and regulations.
What is a condominium?
Condominium is any type of housing, a house or an apartment, in which residents own their units or house, while the rest of the condominium are jointly owned by all the owners. The term condominium is also used as a term of a type of housing tenure, which is a type of ownership a person have in any type of housing.
Difference of houses and condominiums
Although similar in terms of ownership, houses and condominiums are mostly different in terms of housing tenure. According to many Philippine real estate experts, owner occupancy, the type of housing tenure for houses, gives its occupants the right to modify the building and land as they please, while condominiums does not allow that kind of freedom.
Although there are condominiums which encourage their residents to modify their units as they please, they are normally required to pass a letter of request first stating their plans for remodelling their units. However, they can only modify the inside of their condominium.
Another difference is the condo fee. Compared to owning a house, condominium residents are obligated to pay a fee called as condo fees which are mostly used to maintain the livability of their condominiums. These fees are also used as payment for the maintenance personnel hired to maintain their condominiums as well as for security personnel.
Advantages and disadvantages
Some of its most notable disadvantages are its condominium fees as well as limited rights to modify their homes. However, according to many Philippine real estate experts, there are several reason why condominiums are still very popular among many Filipinos. One is its location.
There are two popular locations in which condominiums are found. The first are found in the city, which allows its residents to live within walking distances to their workplaces, while the other type of condominiums are found in the outskirts or even in provincial areas which are known for its peaceful and relaxing environment. These types of condominiums are known as condominium complexes.
Other than peaceful environment, condominium complexes are also known for its amenities such as swimming pools, gyms, recreational parks, and playgrounds which residents can freely enjoy.
However, the one major disadvantage of condominiums, according to many Philippine real estate experts, is its expensiveness. This is the reason why only the wealthy can afford to live in a condominium in the city as well as in condominium complexes.

Different materials and colour combinations have made flooring options more interesting

Flooring is an expansive choice as it spreads across your entire house. In a way, flooring plays a significant role in the overall look and functionality of the house. From a handful of options, flooring has come a long way. Different material and different colour combinations have made flooring options more interesting.
The classic marble flooring is an eternal favourite. If you are looking for a stylishly luxurious look for your house, marble flooring is certainly worth a shot. And there are many varieties to choose from. For a glossy effect, glazed or polished marble flooring is a good choice. It not only imparts a shine to your flooring and makes it look aesthetic but is also maintenance free. Try the honed-finish marble tiles for a matte-like effect. They are ideal for high traffic areas as they are resilient to damage. For an antique look, get the tumbled marble tile flooring.
Experiment with tiles and colours
The natural stone of marble comes in many colours that can be experimented with. Imperial green, zebra black, forest green, forest brown and zebra pink are some eclectic options to choose from. Marble flooring is ideal for a new home for many reasons. It has a smooth finish, has a timeless visual appeal, is durable and is easy to clean and maintain. For tropical regions, marble is a great choice as it keeps the home cool in a warm climate.
Flooring options
Linoleum flooring is another good option to look at while deciding the flooring of your house. A natural floor covering material, Linoleum flooring is made from linseed oil, wood flour, tree resins, cork dust, ground limestone and mineral pigments pressed onto a jute backing that makes it an ecofriendly choice. The vibrant colour palette available for Linoleum flooring gives it an advantage as one can experiment with different colours and create a unique floor design.
Vinyl flooring comes in different patterns and styles and is very affordable and attractive. Made from plastic, rather PVC, vinyl flooring can be highly customised and hence is a popular choice amongst home owners. It is easy to maintain and cost effective. It is also water-resistant and can survive the toughest weather conditions. The best part is this flooring is that it is very easy to install and also remove so if you feel like changing the floor cover you can do so easily. They come in diverse designs, prints and colours.
Extremely strong, attractive, long-lasting, and just plain gorgeous to look at, the ecofriendly bamboo flooring is increasingly becoming a popular choice. Bamboo floors imparta stunning look to any room and can be adapted to any decorating style. They also come at a reasonable price making it a wonderful option for redecorating on a budget. Moreover, they also offer a wide choice as bamboo itself can also be dyed into many colours or kept completely natural, finished or unfinished.
Not to forget the gorgeous selection of Wood flooring, which is also becoming a hot choice globally? Wood flooring goes well with all kinds of furnishings, because of its versatile nature. However, it requires great care and maintenance, because of its delicate nature. If you want to create a warm and rustic ambience in the room, there is nothing better than wood flooring.
You can choose from the original solid wood milled from a single piece of timber or engineered wood flooring that composes two or more layers of wood from a plank. Engineered wood floors are often confused with laminate, vinyl and veneer floors but all are different. While laminate uses an image of wood on its surface, vinyl is plastic formed to look like wood, and veneer uses a thin layer of wood with a core that could be one of a number of different composite wood products (most commonly, high density fibreboard).
Lastly, the quintessential ceramic tile flooring never fails. Available in a huge variety, ceramic tiles are assuming a new element of style every day. The best part is that they are very easy to maintain and can be installed without any complications. They are also very durable and an economic alternative to marble flooring, though the effect cannot match the grandeur of marble. But if you want a wood effect, then there are ceramic tiles available in that effect to serve your need. In fact, multicoloured tiles and metallic shades are a rage when it comes to ceramic tile options.
The choice of flooring also depends on individual taste and preference. While some may want the same flooring to take cover all over the house, some may like to experiment differently. One can also go more innovative by using traditional options like slate, kotah or kadappa and blending them creatively into the home dcor. It’s just a matter of imagination.
